About the Project

Wadeem is a distinctive neighborhood by Modon Properties on Hudayriyat Island that shifts the focus from pre-built villas to creative freedom. While other parts of the island offer finished homes, Wadeem provides over 1,700 freehold residential plots, giving you the rare opportunity to design and build a custom home from the ground up. The plots are organized into four distinct tiers based on size and the type of villa they can accommodate:

  • Select Plots: Approximately 6,458 sq ft (608 sqm)—ideal for 4-bedroom villas.

  • Prestige Plots: Approximately 7,577 sq ft (704 sqm)—suited for 5-bedroom designs.

  • Elite Plots: Approximately 8,611 sq ft (800 sqm)—accommodating large 6-bedroom villas.

  • Signature Plots: Up to 9,956 sq ft (925 sqm)—the most expansive tier, allowing for a 6-bedroom villa plus a basement level.
